Millbrook past and present - For more than a century, the land now occupied by Millbrook Resort was one of the top farms in the region. It was first farmed in the 1860s by the Butel family from Normandy, France. The Butels arrived during the initial wave of settlement that followed the discovery of gold in the nearby Arrow River. But it was the land not the river that attracted the Butels, and before long these early farmers were mining fields of golden wheat. Mill Farm became known for the quality of its wheat, which was ground in the farm's own flour mill (now the Millhouse Cafe). The success of Mill Farm reflected the hard work and innovation for which the Butels were known. Their effort was undoubtedly aided by the area’s micro-climate, which seemed to bless Mill Farm - and Millbrook today - with dry, sheltered conditions and abundant sunshine hours. Certainly no one was complaining, then or now! Millbrook has come a long way since its pioneer days. Today, Millbrook has a well-deserved reputation as a world-class lifestyle and recreational resort. Land to the west - Millbrook West is a natural extension of the existing Millbrook Resort. Beginning at the current driving range (which will be relocated to the eastern end of the resort), Millbrook West will include a new nine-hole golf course and multi-stage residential development. The new 9 holes, by golf course designer and former golf professional Greg Turner, will complement the existing 18 holes, giving golfers a choice of three 18-hole configurations. Residential sites will be developed in stages over a number of years, reflecting the desire to help safeguard the market value of all Millbrook properties. Recognizing the importance of property appreciation has been a Millbrook trademark at every stage of residential development at the resort. The same patient approach will be taken with Millbrook West. Another Millbrook trademark is an emphasis on design. Where is Millbrook? We are located in the South Island of New Zealand, 45 minutes by air from Christchurch and 90 minutes from Auckland. You'll find us just outside historic Arrowtown - only 20 minutes drive from Queenstown and 15 minutes from the airport.

What recreational facilities are available at the country club? Millbrook Country Club offers its members a superbly crafted and presented 18-hole par 72 golf course, designed by Sir Bob Charles, in addition to the new 9 holes within Millbrook West. Our course will test the skills of experienced golfers and beginners alike. The Health & Fitness Centre includes a fully equipped gym and a 25-metre three-lane heated pool. Activities include exercise classes, tennis, mountain biking, petanque and volleyball. The Spa at Millbrook is quite simply one of the finest spa facilities in New Zealand. Can I contract Millbrook to project manage the construction of my home? Yes - Millbrook will again be offering the services of Millbrook Project Management Ltd. (MPM) to manage Member's projects from inception to completion. MPM was formed to manage projects at Orchard Hill and Malaghan Ridge, and has since successfully completed several of those residences.

Can my property be rented? Privately owned properties at Millbrook may be rented through a commercial renting programme operated by the resort.

Are there any restraints on what can be built on these sections? Yes - there are carefully prepared design controls to protect Member's investments by ensuring that a consistent style of architecture and quality of environment is maintained in keeping with Millbrook's character and the natural landscape. Each residence requires a Resource Consent from the Local Authority, as buildings in the Millbrook Resort zone are Controlled or Discretionary activities under the District Plan depending on their location.

If I purchase a sect ion (or sect ions), are there any restrict ions on selling? Yes - there are restrictions on the Purchasers' ability to sell or assign their contracts prior to settlement date without Millbrook's approval.

Is there a time limit on when a home must be completed on the sections? Yes - homes must be completed within 5 years of titles being issued.

What are my ongoing ownership costs? Owners pay their own utility charges (power, telephone, gas, etc), Local Authority rates, Millbrook's Estate Fees, insurance, membership annual dues and any landscape or maintenance costs specific to their property.

Can I get Millbrook to maintain my property? Yes - you can contract Millbrook's services to maintain your gardens. Millbrook's maintenance and housekeeping services can also be engaged, subject to availability.

Where is the new subdivision located? Stage 1 of the Millbrook West development is situated west of The Spa and around the ridgeline to the south and west of the existing driving range.

How many properties will be in the first stage? Stage 1 includes 34 house and land packages, which will be released progressively to the market from late 2007.
